The main challenge of the project was to harmonise together the program (given by the client 50,000 sq m which is huge) and the historical urban context.
Our solution of such a dilemma is to build a block-sized building with closed perimeter. Its height is limited "cuted" by the heights and visual lines of surrounding buildings. The front facade is the lowest one - it makes the building visually lower, an helps to avoid building of one another highrise in the city center.
An important context decision of us is an absolute rejection of pseudo-historical style and of imitating and faking the style of surrounding buildings. We believe that the radically modern (but of contextually appropriate scale) building is a lot more respectful to the historical context.
The site as well as the building is divided into functional zones: public functions (hotel with a courtyard and a shopping mall on ground floor) are located closer to the street, while more private zone (apartaments, private garten) is located deeper inside the site. Also we offer to preserve and to develop the little park on Instytutska Street.
